Terms and Conditions – Mero Rooms

1. General Terms

• Mero Rooms provides a platform for property owners to list properties for rent, lease, or sale, and for tenants/buyers to find suitable properties.
• By using our website, you agree to comply with all applicable laws, rules, and regulations.
• Mero Rooms reserves the right to modify or update these Terms and Conditions at any time without prior notice. Continued use of the website constitutes acceptance of the updated terms.

2. Property Listing by Owners

• Property owners can list rooms, flats, or other properties for rent, lease, or sale.
• Owners are responsible for providing accurate, complete, and up-to-date property information.
• Service fees for property listings:
  • 50% of the first month’s rent for rental handovers.
  • For lease or sale arrangements, applicable service fees are charged as per company policy (____%).
• All service fee payments must be cleared within 7 days of tenant/buyer confirmation.
• Mero Rooms is not responsible for disputes or conflicts between property owners and tenants/buyers after the property handover.
• Owners agree that Mero Rooms may use property details and images for marketing purposes.

3. Room Finder Service

• Tenants or buyers can use the Room Finder service by paying a service charge of Rs. 500.
• This fee allows viewing of 3–4 properties.
• For additional property viewings, Rs. 100 will be charged per property.
• Payment must be completed before accessing the service.
• Mero Rooms is not responsible for the suitability, quality, or condition of the properties viewed.

4. User Responsibilities

• Users must provide truthful and accurate information during registration and while using the website.
• Users must not post fraudulent, misleading, or illegal content.
• Sharing accounts, credentials, or unauthorized use of the website is strictly prohibited.

5. Intellectual Property

• All content on the Mero Rooms website, including text, graphics, logos, images, and software, is the property of Mero Rooms or its licensors.
• Users are prohibited from copying, distributing, or modifying website content without prior written consent.

6. Limitation of Liability

• Mero Rooms acts only as a facilitator between property owners and tenants/buyers.
• Mero Rooms does not guarantee the accuracy, availability, or condition of listed properties.
• Mero Rooms shall not be liable for any damages, losses, or disputes arising from transactions between users.

7. Termination

• Mero Rooms reserves the right to suspend or terminate any user account or property listing at its discretion for violations of these terms.
• Users can terminate their account at any time by contacting support, but service fees already paid are non-refundable.

8. Governing Law

These Terms and Conditions are governed by the laws of Nepal. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of courts in Nepal.
